INTRODUCTION BEST PRICES FOR THE BEST LOCATIONS SQUARE METRE FOR THE OFFICE SPACE IN THE MOST FREQUENTE STREETS IN THE CENTER OF SPLIT COULD GET PRICE OF OTHER 15.000 EURO.IN THE SAME TIME,LOWEREST PRICE FOR SPLIT S "OFFICE SQUARE METRE" IS APPROXIMATLY 2.000 EURO Economical situation and recently,traffical isolation of Dalmatia wih the rest of the county,and direct endangerence the major part of of the towns nearby occupated teritories from Zadar till Dubrovnik,influented onn all segments of life,people s work and also,economical subjects.Delivery and capital transfer is by fair not enough to keep positions acquired before the war and turisam became just a imaginative noun. Certainly,such a situation influented also on a real estate market,primarely in drastical fall of prices during the 1992.which contiues today also with some logical corrections on up thanks to positive political changes.Afther the depreciating,augmentated the offer of weekend houses and land pieces,primarely on the coast and islands and people,surprised with a new situation,that way tried to compensate drastical fall of salaries and purchasing power offering real estates which became only ballast for them. Worster passed the people who investigated in turistic objects because those are empty and arrival commitments for creditors didn t gave them the other possibilities excepte selling,which was also difficult to realise because of risk of investigation on this space. Prices of appartments on the zone of Split goes from 1.100 EURO/m2 to 3.300 EURO/m2 in new buldings on the elite locations on the Marjan mountain.For the last we can thanks to agil investors who,constructing appartments for the jet-set in one quie part of the town far away from the niose,the only green oase in it gave the epitet the biggest uilding-site,and future citizens because of high concentration of constructing gave possibility of free communication through windows and balcons.But,as long as owning life-place on that location is simbol of high class and successfulness it s hard to beleve that problem should disturbe anyone. It s importante to accentuate one interesting detail.Purchasers of appartments in Split,as probably everywhere in Croatia,non easely decides to purchase in parts of the town which are far over 15 minutes walking from center.If we add on that fact also a wish to see from the window or balcone the sea and nearer islands,getting unlogical situation that old flats inside houses without elevator,ofthen without any balcon and with unfunctional disposition has better value on the real estate market than appartments constructed before 15 or less years,with a central heathing,garage place,maximally used used space and with much better construction,but which needs for every going out public transfer or car.But,that s the only one between other unlogicals. Problem of human settlements and living as elementary problem in life of every person growed also a need for develop of socaties which could sistematically follow and offer solutions for everyone,as in the view of investing capital in real estate so for risolving the basical necessity to have place tp live.Talking about split s macroregion and especially about the town of Split,all those problems are even more expressed for the reason that Split as a real mediterranean town on the sea with a little part of center where is going onn other 50 % of trade traffic(talkin about retail-trade),and very small piece of land adequate for construction of luxury appartements,as well as the appartments for "middle class".Those facts conditioned also some kind of confussion on the real estate market and also dizzily grow of prices within last two years. In the region of Split and Dalmatia in this moment is working more or less sucessfully app. 70 registrated agencies for the real estate management and bigger number of lloyars and fisical persons who doing that job unlegally.Problems initians in start because of missing of collaboration between agencies. Professional collaboration should elliminate cases that the same real estate is offered by more managers,but the difference in price may be to 10 %l.If is adequate resolved also the justice regulation,everybody should be usefull to the state which would control the traffic,take normal tax and that way realise faster stabilisation;agencies which cuold support such a selection because their moral and material capacity wouldn t imperille others which work on sistem "take money and run" ;sellers which could have exclusive revisor,so would be annulated the possibility that diletants(even without the bad intention) depriciate real estate or unreally augmentate the price ;and for the end purchasers,because they could finally get real service and real value for own money. As conclusion,real estate market functions dipending of purchaser s needings,primarely returned emigrants who graviting to Split as a logical space with better perspective than on herzegovinian s land or on the continental part of Dalmatia which has no possibillity to give them the high quality for theeir hardly deserved money.
